Areas where MH`s are plentiful, unfortunately the  foreclosures are also, so that drives the prices down and it is a difficult task for an appraiser to find comps.

Clearly you have a rather unique situation here as you were in the process of transferring occupancy from one person to another due to a sale.  

However; in growing the business it's going to be time for us to begin hiring others soon for some of the tasks, (general office help and bookkeeping) and allow us to do the things that are harder to hire others to do (finding land, figuring out future projects, finding financing, etc.)I'm always curious how to others manage their businesses.

You will certainly not get a chance at pocket listings or their other off market opportunities if your unique selling proposition is paying them less for their work.

Be unique so people will click on your ad. 

Now I don't think our setup is that amazingly unique.  

6) How much time per month do you spend on management related tasks?

Are you using unique phone numbers dedicated for TV ads, or do you segment that out, giving a unique number to each campaign/channel?

dont go into competition with 800 other similar units unless you are going to offer something different or unique.
