I won't beat a dead horse here but make sure you have a solid contract, some kind of project management communication that is on a weekly basis with photo and or video documentation of progress.

@Madden Telles FHA loans are only for purchasing a home to live in, so you wouldn't be able to use this type of loan to purchase an investment property, and you won't be able to buy it under an LLC.

I’ve expanded my sources of leads, but that’s a longer term project as when we establish new sources we become swamped with submissions of deals bearing no relation to our published criteria; at risk levels a river boat gambler wouldn’t touch, or flat out the source just shotgunning whatever crap comes across his desk, without even reading the documentation.

Hi @Alyson Gordon I don't know much about Paradiso, but it's in Orange County, which doesn't allow Short term rentals, so not sure of ownership type.
