We recently came to the US, and have around 150k of cash on HYSA and some stocks, that I believe smarter to not sell to have different type of assets for diversification. 

Viability: Is this type of project worth investing in, considering the potential returns and risks associated?

I cringe just typing that.  

I won't beat a dead horse here but make sure you have a solid contract, some kind of project management communication that is on a weekly basis with photo and or video documentation of progress.

@Madden Telles  FHA loans are only for purchasing a home to live in, so you wouldn't be able to use this type of loan to purchase an investment property, and you won't be able to buy it under an LLC. 

.• I do not currently have enough liquid capital on hand to put down 20% for a DSCR type loan.

With a formula and stringent due diligence these types of real estate purchases are very profitable.

Essentially I want to make sure their reason for renting a MTR fits with the 7 MTR tenant types we serve.

I’ve expanded my sources of leads, but that’s a longer term project as when we establish new sources we become swamped with submissions of deals bearing no relation to our published criteria; at risk levels a river boat gambler wouldn’t touch, or flat out the source just shotgunning whatever crap comes across his desk, without even reading the documentation.  

Hi @Alyson Gordon I don't know much about Paradiso, but it's in Orange County, which doesn't allow Short term rentals, so not sure of ownership type.
