.- wholesaling, fix and flip, buy and hold etc.The reason this is so important is because you can't possibly know how to buy a property until you know what you want to do with it.For instance, if you want to wholesale the property, then you don't need any money or credit as you will just be putting the property under contract and then selling it to another investor who will be using their cash to close the deal.If you are looking to fix and flip, then you are probably going to have to look for a hard money loan since most loans being offered by banks today are FHA loans and no fixer upper is going to qualify for an FHA loan.If you want to buy and hold, then you might be able to get a conventional loan, you might want to still look at a hard money loan, you might want to look for private money etc.

Mark is exactly right which is why it is so important to go direct to the listing agents for REO properties, you have a much better chance of getting the property as they get paid more and they like that.Besides, having a buyer's agent find you REO properties will only be properties listed on the MLS which in many areas, puts you as an investor out of the game.
