Other than our yearly trips out of the country we continue to invest in RE by holding notes and partnering on flips. 

I have talked to the county and it is non-conforming but legal from a zoning standpoint so no govt roadblocks.What's tripping us up is the business case.  

That's not going to change.However, it's worth a trip to the city because that single family home was built before the zoning and there might be a grandfather clause in place allowing mixed use on the current building.  

A trip to the mall is no longer as much fun.

I ultimately made my decision based on being able to meet with one of them during a prospecting trip to GR.
