I hand write the envelopes and letter, and have not tried to reinvent the wheel when it comes to effective marketing.I can tell you from my personal experience that any time I have tried to change that, hand written envelope printed letter or any variation my response has gone down.Set a goal each week on how many you want to send out, then divide that by days and you will know how many you need to do daily.Also, your letter does not need to be a long one.

Moreover, older sellers prefers direct mail over phone call.Facebook ads is also good but not the best when it comes in finding sellers.SEO is more long term strategy than some of the other but can be very effective in the long term.The key to being successful with Real Estate Marketing is consistency and the only way to find what marketing strategy works for your market is by trial and error.Good Luck to you!

In my uneducated opinion it seems like there are a hundred different ibuy.... domain variations in every market and they seem a little "spammy" to me.

A BPO from a mill is much closer to a full blown appraisal these days.If you are asking the agent to look up a few solds,actives,and expired's and print out a one page form from the MLS then that does not take much time.If you are wanting an interior evaluation with repair estimates and making adjustments for variations in comps to arrive at a more accurate number doing as-is versus arv analysis then that is more like a BPO.In that case the agent should be compensated.
