There are a  lot of tire kickers in the out of state investing game.

I tried to start my own PM company a few years back bc I was tired of the same things you are mentioning, but I realized really quickly that they put in A LOT of work and its not all profit and you do get what you pay for. that being said-  you can always try to negotiate.... if you have multiple properties with them that is a stronger reason for them :) best of luck!

It shows that you're serious and not just kicking tires, and compensates the agent for the upfront time and gas.

If I rented a car the rental agency wouldn’t let me change the oil or repair a door or rotate the tires. same thing with houses.
