Even sending a mailer out that deceives the customer into thinking it's something other than an advertisement is a violation.  

The risk in doing so is much greater than the reward/protection, IMHO; however, I also have a $2.0MM Umbrella policy that probably affords me more protection than an LLC would or could in a situation similar to yours.  

Established builders also have much better relationships with suppliers and can get materials cheaper and faster than an owner/builder.That's just my 2 cents! 

At that point we're only 5-10 minutes into the conversation, and the seller feels like we're having a friendly chat rather than an interview/interrogation.I end the conversation by setting up a time to see the house. 

Keep the window if you don't have an exhaust fan as its code required. 

You want the house next door so your mom can live there, you will pay more than an out of stand investor looking for a deal.  

Namely if you combine that with tenants that are rougher on the house than an owner-occupant you end up with challenges.  

For the last 8 years or so, we have been living in a 2/3 of double in New Orleans, Louisiana that I renovated over a long and exhaustive 3 years.

Once your underlying limits are exhausted, your umbrella policy steps in to pick up where they end.
