Hey everyone, was wondering what advice you would recommend to someone looking to get started as a real estate developer. my end goal would be to make large mid and even high rise apartment buildings (100+) units as well as townhouse developments.

(Not paying $35k over appraisal value...great for sellers)Perceived negatives:-Lots of people using the loan forbearance program-Housing becoming unaffordable for first time home buyers-When interest rates rise again prices will drop (Is there a certain percentage that starts to slow demand "normally?")

Nassau County, and prices there are rising, quite spectacularly, due to high demand caused by low inventory and historic low mortgage rates.

Once the sale is registered, the property tax assessment will rise (or fall) depending on how the sale price compares to the previous assessed value.

The city could cite them should the barking rise to the level of violating city ordinance but at this point, that is not the case.So given this is a neighbor issue, it doesn't seem like a tenant/landlord issue until if the city were to issue a citation, does this seem like something worth pursuing an eviction over?

Wanted to share some thoughts on Metro Phoenix and Arizona, as you consider investment markets.You've probably heard that we are one of those hot markets with appreciation that keeps rising.

With the rise of teleworking and people moving away from the city, I personally think that investing in smaller tertiary markets that are less expensive and have potential for future growth could be a smart play.
