Learn the basics of how mechanicals, plumbing, roofing, WATER MANAGEMENT ((ie gutters, downspouts, pooling water) all work. 

Having said that, there are advantages to such properties - perhaps the HOA has a pool, gym or other amenities that you could not obtain otherwise.

All my properties are in B-grade areas with pretty good tenant pool.

They're being appraised as an amenity, like a swimming pool or a deck, and most appraisers peg the amenity value at $50K.

I am hoping good school district will attract good tenant pool but it tends to be pricier Thanks
