Here's a 100 watt replacement bulb and a 60 watt replacement bulb, respectively- I use these in all my rental properties, they last for decades and save tons of money:GE 15 watt replacement for 100 watt LEDFEIT 60 watt replacement (uses 9.5 watts)After fixing the lighting, I'd work on insulation and the building envelope as units turn over, as well as installing water-efficient fixtures(1.2 gpf toilets, water-sense faucets.)

Here is a typical deal I do... very small, very cheap, but easily replicated so you can scale up and do more and more as you have more money. 1) Buy a piece of land for around $1000 (I do this by sending direct mail to owners and find the ones that no longer want the property) Other people do this with even cheaper land.2) Double or triple the price and list it on Craigslist, Zillow, my websites, etc3) Sell it for quick cash...OR... sell it on terms via a land contract at a healthy interest rate, generating cash flow without tenants, toilets, termites, etc.

Just keep in mind that the mathematical formula for how much the judge cares about your financial problems is pretty close to diddly/squat --a concept that was probably covered somewhere in your business finance classes in college.
