Theirs lots of money out there and there figured out this vertical is a solid place to put it .We just noticed a company that took a commercial property public in NY.They specialize in crowd sourcing funds and place theme is our space with realizable returns Ahhh change .It will all be about keeping up and educating our investors on how they can/should compete as we see more and more of this .

Hi,If you are planning on holding the property long term.I would bring in a professional engineer or company that specializes in this sort of stuff and have them do a survey, report and written instructions as to exactly what should be done to permanently rememdy the issue.This is a big problem in JC so I am sure that there are people out there that are well versed in this sort of stuff and what the best solutions are.Perhaps reach out to local insurance companies to see who they have paid out to in the past to repair these sorts of issues or write reports on the findings.Problems like this have a habit of coming back again and again along with the cost to fix it.So it might be worth shelling out the money to get it done the best way possible so that you can.

@Julie FlynnWashington has a unique tax obligation called the B&O Tax(Business and Occupation Tax) for certain businesses.Washington in general does not have a state income tax filing obligation so you don't need to find a CPA who specializes in your states tax laws.You created a post on biggerpockets regarding LLC's and loans - You should make sure that the professional you choose understands LLC taxation and the rules surrounding that.If you will acquire a property in OKC, you will be required to file a federal return + Oklahoma non-resident state tax returnBest of luck
