@Ray Hagethanks, lease says tenet should be maintaining the yard, however owner is providing biweekly gardens as a courtesy, my Gardner send pics and I pay after that. however I can't keep eye on backyard dog waste, tenet says they cleanup every other day themselves. but gardener keeps finding dog wate and sometimes skips service in backyard due to this. also tenet are nice been 2 yrs and signed for 1 more yr, so wondering what's best to do at this point so it works for all.

I've heard of sellers showing say 90% of the units, skipping the worst 10%, but never just showing 4%. 

I'm glad you pointed this out because I skipped over the mostly 1 or 2 days late and just saw she is late 50% and the 12 days stuck out.

If you can't qualify for HP, then you skip it and just keep doing FHA.So now you have 2 properties under your belt.

Find the owner of record and skip trace them.

My question is, why are you trying to skip giving a personal guarantee?

@Jovan Dinnall  jus wanted to add .. your not going to learn your market overnight .. it takes constant research.. you have to watch it everyday .. just like the stock market .. it is volatile.. it can go up and down so quick.. thats why you need to watch it everday if you seriously want to know what your target market is doing .. it doesnt take that long once you you have a system down.. 1 hr -2hrs a day .. sometimes i skip a day but not often .. what i like to do .. is tag a few properties i am interested in and act as if i was going to invest in them .. then i watch those ones carefully along with watching the overview of the area but , these ones i follow from listing or auction to purchase to rehab to relist to purchase .. i even try to visit these homes before the auction or as they are listed and if they are not quite investable ..ill still try to follow them and visit them after the rehab ..watch the listing orice and selling price .. i am not in the big city though so properties near me are fewer and further in between ..  

I am increasing my cold calling strategy and with this i would need to increase my skip tracing knowledge.

While we returned a profit, it was very tedious having to go back and skip trace the correct addresses, re-address the letters, then send them out again.
