If you are actually trying to buy cash flow in Bucktown/Wicker Park in a stable building, you are likely to see very, very low cashflow.

You wanting something that has stable population/job growth, fair Landlord-Tenant laws, good government leadership, lower-than-average crime. 

Yield spread do change but are a bit more stable.  

But im worried the market isnt stable enough.
