It's my belief that, until the 2 largest areas of industry and population make a concerted effort to diversify their economies, you will not see the type of growth possible for those 2 markets.And...I was named after my grandmother, but she was from Texas!

I see the logic is transferable.

Fortunately we're busy wholesaling, acquiring another buy and hold and planning for our next rehab project (Union, NJ here we come - and wait til you see the pics of this one - It's a DOOZY!)

Now, the SFH is worth $200,000 (never thought I would see the day).

Having a short business plan available will show professionalism and that you put some thought into your business, but most investors care to see the numbers.

Hi Guys.I see the conversation aged a bit already, but I am just in the same situation and thinking of the possibilities. 

When we went to see the home it exceeded our expectations and had things they didn't even list.

In a single family home rental the standard is the tenants responsibility to  keep the yard mowed by either buying a mower them self or hiring a service i would leave that up to them. you could include this service in the rent but most tenants dont see the value in lawn care included and the additional rent you would need to charge. 

Others may think you are not worth the time as you are just window shopping at the moment.Just like you do not owe it to any particular agent to be their client no agent owes you anything in regards to satisfying your need to see the properties.

I can definitely see the bigger picture now and how to get there.
