This particular contractor was shady (tried to get paid earlier than his schedule, claimed the property passed "first inspection" while all they got was a permit, etc....)Please advise how I should move forward as I am meeting him tomorrow.

So far the biggest incentive for me to get my license is speed, a house came on the market last night, before anyone knew about it I scheduled a showing and if the house is in good shape I will have an offer in on it today.

Anything you can systematize would help-scheduling showings, showing feedback etc.I would suggest you co-list the first couple of deals with a full time agent.

So here is some info on it...We bought the property in Cincinnati, OH mid-Apr, rehabbed it, listed it & scheduled to close mid Nov.....all in expenses came to roughly $87k.Sales price - closing costs/concessions - all in expenses = $20k profit split 50/50.
