IMHO if you are starting a home plus (how it's known in KS and some other states - basically a residential house outfitted for senior care) there just isn't much scale there unless you want to be there 24/7.

Buying a SFR is definitely better than sitting on your hands, but it won't grow your monthly income or your net worth as much as scaling up by buying value add deals.

I doubt this is the scenario for this one so consider that these type of properties may be good for cashflow but you can't scale with these type of properties unless you plan to self manage the whole way.
