Ready to HELOC and BRRRR ?

Hello

I'm in the final stages of finalizing my HELOC from local credit union ($50-$60k) on Primary home. I'm looking for some suggestions on what route to take. This will be my first investment using my own money.

- BRRRR it ? which seems like the way to go. Why would you go this route ?

or

-Buy & Hold single/multi family that is move & ready ?  Why would you go this route ?
