And what I did was a fly buy program I did a big production in SF Bay Area I rented a big conference room gave out stone tickets and spent probably 60k on marketing to drive traffic to the event..

Did they hire a new employee who is renting to friends and family or does not know how to screen or collect late rent? 

Make sure everything is in great condition, then find a tenant worthy to rent it.

I post this because, in my area, the numbers just don't work, and worse, rents are under increasing pricing pressure.

I should be able to rent the property for  $2400-2700 when I move.  

They are built at our location and delivered and become permanent property.

High cash flow properties right now are often going to be in lower appreciation markets and harder rent markets.

Using a calculator to determine how much rent to charge sounds like you are using the tool backwards.
