Hello Community:I have currently rented a property to a tenant and signed the rental agreement in the name of Trust.

Using a calculator to determine how much rent to charge sounds like you are using the tool backwards. 

On top of all this the rent is only 1300. should be at least 1700. 

Adding a bedroom in Chicago can really increase rental value and higher ARV.

If they are so easy to rent, then why are they vacant.If we look at it strictly on a numbers perspective and we assume everything you said was correct, we'd have $93,600 of stabilized revenue.

I’m worried that if I don’t find a tenant soon, he might pay his next month’s rent that’s due; and then, after I return his deposit, he’ll decide not to pay any more rent.

Purchase price: $182,250 Cash invested: $73,000- Residential area that is close to University of Rochester- Spent $20K in renovation of the aged unit and increased the rent from $750 to $1,450. 

Their biggest complain is about the rent to price ratio.

I don't think house hack is market dependent but it's mostly based on how many building structure you could rent it out ?

My opinion is while not directly correlated, when banks start losing money and increase in defaults lending tightens and large losses typically will lead to more job losses.
