People continue to move to lower costs states where they can buy SFR and work remote.

For me it all comes down to location, unique feature or anchor, ease of releasing, and traffic counts.  

My number one suggestion would be to treat VAs like remote team members and all the management activities involved with that.

If a GC doesn't have an online platform or way to provide updates (pictures/notes/schedules) remotely, probably not your best bet.

As for apps, I'd make sure you use one that has tenant screening and rental accounting features built in (for some of them, you have to pay extra).The right one will also allow you to collect rent online, automate late fees, link your bank feeds, and more.

To the extent possible, the court should require remote participation in eviction proceedings.
