Does anyone has experience with negotiating with the tenant attorney via your own attorney after the eviction complaint has been filed and the case is in progress awaiting third court appearence/due to undue motions and delays by tenant attorney.

Hell Everyone,I hope all is well and everyone is making progress in all your real estate goals.The reason why I am writing this post is because a good friend of mine and I have been debating two schools of thoughts (SOTs) regarding "buy and hold" properties and I decided to see what everyone on BP thinks.Before I go into the scenario I want to state - The schools of thoughts are based largely other traditional theories and some generalizations.Here is some background on the Investor before we move forward with the SOTs.

Our ideal first property is a duplex or tri-plex where we could live in half and rent the other and progress from there purchaisng multi-unit properties.We are finding the Salt Lake market to be challenging (especially on the East side) where few legal multi-units are found and after crunching the numbers few to none look like good investments.

Then progressively move into flipping homes and buy and holds.
