Getting a clear understanding of what you want to do before talking to a motivated seller will help you to have the confidence to talk with them. Knowing the terms of real estate is important. Knowing how to simplify a contract or what you are trying to do with the seller is also a very helpful skill.

Ultimately though, just getting out there and making mistakes and learning from them will get you to be an expert. JUST DO IT!
