I do not know who bought it yet or when they take possession.I did end up buying a different property, a 3/plex with 3 beds & 1.5 baths with each unit being about 1,000 sq ft.I'm happy with the outcome, the big advantage with the place I ended up buying:1) Units are side-by-side not up/down so less noise transfer between units2) MUCH better areaHopefully the new owners next door take care of the property and fix it up and improve the quality of the tenants. 

Rehab still in progress but we expect to be able to command top rent given the location and the quality of the rental.

Hire a pro and spend the $100 or so it takes to get quality photos.

The reason I'm holding back is because a high quality property manager needs to have high quality maintenance and construction on call . 

The reason they do this is to speed up their work so they can get paid and move on to the next job.

In hindsight, I not only lost time but potentially money as well as the recently sold home prices were rapidly increasing.2) Triple check everything with the lender3) Learn to balance providing a good quality home with staying within rehab budget4) Long distance RE investing really is simple.
