Adam Hey Adam, In Wholesaling, you are acting as a principal (buyer) in the transaction so you would just need a regular purchase & sale agreement with "and/or assigns" language and a marketing clause for you to be able to promote the property while you are under contract.

The house across the street from us sold at $1365/sqft (bananas), which means, if I were to do the math, we could possibly sell our home today for $1.8M... if we wait another few years, it seems like over $2M is a strong likelihood for a sale price.

What matters from the 1031 perspective is that your client use all of the proceeds from the sale and that they take title to at least as much real estate as their net sale.It's not uncommon at all for there to be a co-borrower who does not go on the deed.
