It may also be a decent selling point to get a new tenant in there.If you do keep the old unit, make sure you tell the new tenant about the "quirks" of the furnace, just to save you any unnecessary phone calls.

You may also have a deed restriction where you can't transfer title for 60-90 days, which would prevent a double close.
