Options that I am aware of are Blanket Mortgages (were popular years ago), Now someone mentioned Portfolio Financing ( a novice in this topic myself), and Revolving Lines of Credit which I loved in the early 2000's but there seem not to be popular these days anymore.

The thing is that the area is exploding with growth and jobs, is exremely popular with tenants and....a new subway station is opening within walking distance in 2yrs.I'm long term buy and hold and look for underpriced places in good areas with above average appreciation potential.

Meaning they fall below income and federal poverty guidelines so you cannot wage garnish or levy their bank accounts.The point is if you have a file and income with credit you should know if they have resources to go after or not.If not and they have vacated the unit and do not have storage there then you need to re-key the unit.

So, many are here simply to stir activity, gain popularity, get a following to lead the naïve sheep for a haircut.I have watched newbies come and go over 5 years, I'd guess that half are gone in a year, another 30% hang around for a couple years, 10% will be in the black in a couple years and post an occasional deal, the other 10% will be here in 3 years actually making a living at it, top 10% of those 10% will be doing pretty well.
