I do want to get that debt paid off prior to the three years but if it doesn't happen by flipping then that is what will happen.

How are they able to refinance without having prior experience and no stable work history?

I am very much an aspiring investor in Grand Rapids and West Michigan and am checking off my list of needs (CPA, PM, capital, lending etc) but one area that keeps tripping me up is asset protection (i.e. umbrella policy only vs LLC).

I am not an agent nor a wholesaler but I have researched enough to know that it varies a lot state to state and you most likely want to consult a real estate attorney in your state prior to doing so.As far as I know, it is completely possible to wholesale as an agent, but they are held to a higher standard and as you alluded to as require certain disclosures such as the fact that you are an agent.

@Serges Lemo,Though I am not an attorney, I am pretty sure any lease extension you create and execute on behalf of the prior landlord/owner, would not be legal. 

On top of that collect an application fee from the tenant to cover your background check cost.Collect a non refundable deposit prior to move in.
