There is a couple in there with no pets.

This should be done amongst other things like a background check, social media check, possibly their credit (debatable for some), and if they smoke, have pets, etc.

The stance a lot of my investor friends and I have taken is to allow pets and charge accordingly whether it be through pet rent or additional damage deposit.

We used rent redi to screen tenants, everything looked good, they paid for the deposit, pet fee and 1st months rent prorated  for a lease starting November 9.

Going pet friendly is a great strategy as long as you can get over the idea that there might be an animal mess in your cabin (this is just an investment after all...not your personal home). 

If you poison the mice and then a pet eats them, the pet will die.

Providing washers/dryers, allowing some pets, online rent payment with credit reporting of payments, etc.

I also do not allow pets on the new one.
