Have you considered asking your real estate-investing uncles to offer a job and/or connect you with people they work with to hire you?

Offer them a chance to comply with the lease terms.

With your experience in mind, I’m going to get established with a few other lenders before I offer on another property and count solely on Constructive. 

That helps to contribute to a great NOI on a cash flowing SFR, or MF 2-4 unit.You actually can still get a property that offers acreage versus a typical small to medium size lot.

@Wayne Brooks is right, the offer will need to be 95% of appraised value to be approved.

Also some lenders will offer this on newer originated loans.It’s not common but I have seen it offered on occasionIf there is a higher default interest rate then I would consider it but if it’s the same rate as default I would not accept it

DSCR also offer a 40 Year term. 30 year fixed, 5/6 ARM (most popular), and I/O Interest Only to help the initial cash flow.
