Rather than wait for HELOC and run out of time with documentation and slow paper pushing through numerous people and underwriters, I found a hard money lender. 

I️ usually go by how many posts they have and if I️ recognize them from the podcasts or numerous other threads as I️ read on BP a lot and have listened to most the podcasts

If exterior pics are needed, wide curb view, then generally I shoot from one corner to the next from the side of the structure, showing the yard or other exterior features.

I would substitute the loan for collateral on the numerous rentals we have with lots of equity.

I think you have to look deeper into this. because its talked about so much on social media and a site like BP and there is this mind set that wholesaling is the way to get cash then take said cash and buy and hold. ( you see that verbatim in numerous posts).. literally there are thousands of one trick pony's  I am not sure what the minimum run is for the mailing services but I would imagine 250 to 500 bucks and your in the game...
