I can get them for 250 per piece.

My rate lock expires Monday and this is the one missing piece of the puzzle (already appraised for 30% more than my '13 purchase).

The fiberglass tub they used to replace it now looks like a piece of crap.

I don't need his money at this time but I want to increase our business relationship and as I grow I believe he will be an important piece of my real estate career.  

We have a 'key style' box on most of our washing machines, and they seem to be inserting something in these and levering the heck out of them to break them loose...We replaced a few boxes this month (for about $100 a piece) and they did the same again.

The high end units were all solid natural American cherry wood with beautiful figuring and top notch construction.

I didn't think to myself "I can ignore that piece of wisdom because I'll have to suffer this horror story myself before I can take it to heart".

That or try putting a marketing code on the marketing piece but if you use that method for a bandit sign they usually never remember the code.

I guess it's up to the owner to do what they do, but to me it's piece of mind.

So, my question to you other landlords is:Your thoughts on the initial & long term costs vs. durability of a 1-piece fiberglass shower/tub insert vs. tile the shower surround + tub?
