We also advertise on Zillow and Craigslist.  

Tell them you will begin advertising and screening applicants immediately, they will be responsible for all your costs associated with finding a replacement (advertising, screening credit checks etc.) and that they will be responsible for the rent up to the point in time new tenants move in.

SFR or multi, owner-occupied or rental?

I personally feel so far behind the curve career-wise since I spent 8 years in school to get two bachelors degrees.

If its to buy properties for CASH then advertise that part and hone in on the CASH aspect. 

considering taking the gains to put down on a small multi family, or SFH in an A/B class neighborhood.
