Investing in a flip is complicated and messy for a SDIRA. 

The flooring if it is carpet needs to go.

Additionally turnover creates additional maintenance as you will likely need to do more cleanings, paintings, and carpet replacements etc as opposed to if you had found a long term renter. 

It's a mess, I have to do something quick b/c I have a time bomb on my hands with this roof.  

I decided to raise rents, one tenant destroyed the property by punching holes in the walls in every room and breaking 3 doors, destroying the carpet with paint and breaking a window before leaving overnight.

Remodel in 2020 w strip-vinyl, tile & carpet, new cabinets, sinks & toilets in baths, granite in kitchen, utility & baths, LED light fixtures, outlets/switches, and GFCI's.

If you bought a home with a 1970s disco interior complete with the original shag carpet, what will it be worth after it is updated with a 2020 look?

Also with multiple kids involved, it could get messy if the kids don't agree.
