Best way to inquire about empty house

I have found an empty house in my town. After looking information up and doing some Google searching I have found that the owner on the title passed away last year in a care facility (it has been empty for a while) and the kids live in the area. What is the best way to reach out and inquire about buying the house without turning them off?

 Tell the kids you are a local investor who buys properties in any condition. Tell them they can leave all the junk they don't want in the property and you will save them the effort of getting it looking nice to list with a real estate agent. Be aware that the estate may be in probate and you may not be able to purchase the house right now. Also with multiple kids involved, it could get messy if the kids don't agree. Find out who is executor of the estate and go from there.
