I would get rid of them as soon as legally possible.

No problem with that kind of transaction.But the fact remains that in MA and many other states, wholesalers are not legally able to market properties (or contracts for properties) that they don't own.  

one for all and all for one..You all are in violation of the lease if anyone permits a extra person to live in the house with you.So landlord has every right to terminate all of you.

Both will likely give you flexibility to add any addenda you want, while maintaining a baseline of protection and legality. 

If the cash was earned legally and you are paying taxes, then just go deposit the money.

I'd spend more of my time understanding the sub-markets of where you plan to move/invest in and track what's going on locally there, then familiarizing yourself with legal processes; maybe even start to make local contacts there prior to your relocation.

Also wondering if I'm taking on any legal risk by participating or not participating? 

or contracts from places like legal zoom good enough?
