Can anyone help me find the Hispanic speaking woman who came here from another country and I believe first worked in the fashion industry and then decided she hated it and learned everything she could about real estate and took a ton of risks and ended up learning so much a killing it I believe with rentals.

The area I’m looking at is by the water and crabbing/seafood is the main industry, not really near major cities.

Avoiding capital gains is an exclusion the IRS gives owner-occupants and if you occupy a property and then move out you eventually lose that exclusion.

Biggest piece of advice I have is to find ways to add value to others in the industry and hit the ground running.

Another consideration is that if you sold it now, or within 3 years of moving out, you are exempt from cap gains through the Section 121 exclusion....after 3 years you are paying full cap gains tax.

Having a lucrative career and being able to pursue these passions is no longer mutually exclusive and I expect some of these markets to continue to surge.
