Hello,I am looking at a mixed use property on Long Island (first floor retail plus 4 residential above) and would like to know when the most appropriate time is to ask for things like audited financial statements, tenant ledgers and/or anything I else I should be asking for? 

Whether it's something that eats up your time or just feels like a never-ending task, I'd love to hear your thoughts! 

But when you work 40 hours W2, you cannot work full time in real estate as well?

My point being is that I was lucky in the fact that I purchased my 4-plex at the right time and in the right market as it appreciated.

We are excited to be in the Lowcountry and can't wait to experience nice weather year around.I have recently retired from my previous job and am thinking about getting into Real Estate full time.

Over time I'd like to purchase more properties in other beach areas where I might want to retire at some point.
