I use OneNote for a large swath of functions, from scanning business cards, clipping web articles to read later and keeping different projects in order.

In addition to writing up bid proposals that can serve as a functional scope of work I try to self perform as much as possible with my own in house tradesmen in order to stay aggressive on the pricing.

Also, it may be functionally obsolete (some am I some days) so it may be land value mines cost of demolition and other issues, plus back taxes. 

It can be refinished after that - most gouges should be removed at that point.You could ask an instructor at a school's wood working class if he wants to give the kids a extra project to do - this will save money but it would be nice if you donated something to them - like a few cheap hammers or a ton of carpenter pencils with your business logo on them.
