After educating myself with all the BiggerPockets books and videos, i think it's time to take some action.I'm from Italy, unfortunately the real estate market here is not very good, banks don't give out loans, you can't refinance, everything is much more tricky, but hey, we have good food.

City of San Diego is getting worse - per their website it is now taking 42 biz days for intake...that's 42 days from the day you submit to the day somebody actually starts processing it!

There is a reason I went as far west as I did in IL, its the only way anything works.Cash for keys is a route I have gone as well... to evict in the areas I am in takes $300 and wastes at least 2 hours of my time (at least usually more like 4 hours)...so offering money to get them out is a win for me, HURTS I have to admit but that is part of being a real estate investor

OR you could go stealth , get a van , some cameras , some dark sunglasses and do a stakeout , eat crappy junk food and drink lots of coffee .
