What that equates to is me paying additional payments directly to principle in addition to the regular monthly payment as shown below.Geeking out on the numbers a little, here are the calculations for the amortization I ran based on the various scenarios.With the 15 I can pay extra $250 in principal and with the 30 I can pay an extra $450 and still be making roughly the same payment I am making today.

I feel like the real math in my equation is not the price tag i paid but that and all the interest i paid in 12ys so im not sold to just sell the property… hold and get another loan for higher balance and rent out current condo or sell current condo so my loan principal will be lower?

It's scary to  have to replace a roof when the cost of that equates to 20% or more of the market value of the house itself, i.e 10k roof on a 40k-50k house, now imagine 80 doors.5x the number of doors in existence...that's pretty funny.

(Happy about that)Typically my losses were "about" equating to my income, minus 2 months where I paid fees for major repairs that I needed to do, and physically cut checks to contractors for more than my income those months.
