Thanks, If you go to Google and put "site:biggerpockets.com" at the end of your search (minus the quotation marks) that'll get you a google search of just BiggerPockets.

This way you would get more exposure to MF investments before the 10 year mark.

I *thought* that I had check-marked BOTH Mortgage Contingency and Inspection Contingency, but only the Mortgage Contingency is showing now, and only that one is in my PSA, which is making this deal too risky.

These units are still below market by about $150/month and in the future when they move they will get turned.This week marks full stabilization with gross rents at $11,625---90.5% higher than when we took it over (there was a couple vacancies so it makes that number look great).

@Mark Henderson I don't have a real estate license. she basically is interested in selling because of modifying her mortgage and the rent she's getting is barley covering the mortgage.

When you do the improvement, mark it as a repair expense on your taxes and you can claim the entire $3500 as a deduction for 2018.
