Randomly, ill throw flaming bags of dog **** on my tenants porchs

Since there are now damages to the property from their dog I have to deal with I feel that I should use the security deposit for damages instead of rent.  

But if you are looking for something part-time then look at being a bird dog for a wholesaler or investor, you'll make less per deal but it will allow you to learn from that investor you are working for.  

Have you considered bird dogging for other investors in your area?  

@James FelderThe most important point I can make here is that the tail should not wag the dog. 

I will let them decide if it works for them for a bird dog fee and being able to learn from them doing the actual deal.

Yaaaaaaa... well they already have a dog without the added rent and deposit and I supplied a washer and dryer!!!  

I'm not involved with crowd funding or syndication, so don't have a dog in this race.
