(the attorney stated in his letter that I should reply directly to the tenant and not go through the attorney) My goal is to avoid a lawsuit, but I don't want to just roll over and pay all of these fees myself.Any thoughts on this would be much appreciated.Thanks!

@Catherine AngleI'd say my biggest frustration is either being lied to by tenants/contractors/potential tenants..You clearly state on the application you don't have an eviction, you tell me directly no evictions, but the court system says you have one?!

You can semi-direct your PM as far as saying you don't want anyone placed with under 3x rent to income, etc, but its really their job to place good tenants.
