It's been really difficult trying to find a property with how fast things move.

It wouldn't be difficult to generate a measly $800/month if you have 200k on hand... 

I've definitely made some money both on the cash flow and appreciation (appreciation was a surprise in most cases).But that being said, the exit strategy is difficult and I can see why people lose money on these ventures.Four pitfalls I see:#1 Lack of control:  Depending on property managers who in most cases do not have your interest in mind.  

So if you are simply paying off the hard money you will not have to wait at allIt's the cash-out part that gets difficult.

Instead, because of our portfolio of single family homes, its difficult to find institutional money for less than 6% at 70% LTV.

STR Advertising - I don't do it - I allow Airbnb to get the clientele and have had no issues getting clients so far. 

I wonder if realtors search their client's title before agreeing to list on the MLS. 

Without numbers, its very difficult to say whether its a good deal or a bad deal. 

I just had clients buy in Park City and they love it.
