Certainly do your research and calculations, but if you get stuck in that analysis paralysis mode, it's hard to get out.

I often do this then send the analysis to my realtor asking her why She didn’t get me that deal!

I think you're over complicating your analysis.

I calmed down after hearing some more details and thinking it through.   

And to your point, if you find someone who can do quality finish/detail work do whatever it takes to keep that person on your team.
