I've got a great contractor who doesn't need micromanagement, but I also don't like asking contractors to make design decisions.  

I would like to have the following features:-Automatic payment withdraw -Reporting to the credit bureaus -ability to receive a receipt after the payment is posted -reporting for tax purposes

I've had great success with using contractors with the designation as a Certified 203k Contractor, 203kContractors.com.

Once you have a good idea of what features bring in higher rents and higher offers, then you can start pricing those particular renovations and determine whether the investment is worth the cost.

Nicely designed architect renovations (even done on a limited budget) typically sell at a premium in nyc vs the typical HGTV flip reno.

We are building to HUD standards now so we do not have any issues with design review when we engage.

I believe a better, more reliable system could not possibly be designed than the one we have today that relentlessly locks black people in America into generational poverty.
