If the relationship with the tenants is so strained that we can't walk through that house needs to be bought at a deep discount, as those tenant issues are being passed along.

I try and go back two or three landlords deep and get references from those people too as they are more apt to give you an accurate story since they have no vested interest in whether you rent to that tenant or not.I have also seen some previous landlords hesitant to give a "bad" reference for fear of some liability if the tenant gets denied due to it.

Doesn't surpise me, I just closed on a Wells HELOC and it took 60 days and a TON of ridiculous stips(and we have low DTI, good credit and free and clear properties)  My loan officer who usually does our mortgages explained Wells does not do HELOC's in house so that explains the slow underwriting process.
