I will take that and combine it with what I will be paying month to month with principal and interest to get a baseline.

Water/sewer are combined and are tough to get set up in a tenant's name, so they're usually just billed at a flat rate, or included in rent, but I have heard of companies making tenants get the accounts set up.

I understand we can buy a fourplex and even surpass four units by combining our loans but varies on the lender.

If it is already three lots someone likely combined it to have one tax ID.

We don't allow combined income for non family members.

@Jimmy Chao regrading to get water away is always a good idea but I would recommend having a water intrusion specialist confirm that the source is in fact the gutters as it could be a combination of gutters and/or stucco/grading/windows/roofing etc. best of luck!

@Sam BhattacharyaEveryone has their own criteria, but I think the idea would be to get the house with any combination of a lower price, a lower interest rate, and higher rents. 

I pretty much use exclusively this Pass & Seymour / Trademaster light and fan combination control switch for all my rentals. 

The combination of those books planted the seeds for me to begin investing and overall showed me there is a way out of the rat race or hamster wheel, if you will.
