As a person with extensive use experience of such, I will say at worst would take maybe as much as 1hr to track an heir, emphasis on "an" as the correct tool in this arena, or more specifically the one I used, I could dig up the last 30 years of a persons history, every address, co-habitant, everyone in 1 degree of separation, there 30yr residency/ work. sphere and so on and so fourth. 

Ezekiel,There are more than a few but FL, AL, TN, NH depends on your comfort zone and if your using a Management-Co. or self managing. 

So you may have to wait a bit..The other option is to get a loan with a family co-signer (parents?).

I would not be the first co-living arrangement to require visitors remain outside the building.

I'd say lineup other co-GPs who can also raise $1-2, give them a piece of your upside, but thats the most consistent way I've seen my clients "double their equity" on scary deals.

The main scheme they promote is co-living, as a passive income cash flow generator.
