Hello Andrew,I don't know whether you or your partner are business owners but I have several clients that use one of our business loan products for gap money.  

When I got my property I had some support from my parents in financing, and we got some really good professional help, but with our current financial issues, that level of professional help is well beyond reach.

Learn to use all the data you find as ammunition to "support" why you're offering the amount you're offering. 

Realtors have a fiduciary responsibility to their clients where as a wholesaler does not. 

Now if a client or anyone else asks for a recommendation, I can easily filter my search to just the area of expertise needed.  

I usually send my clients to Agave Properties.

Thankfully my girlfriend is supportive of such madness.
